This 4 bedroom 2 storey pole house is located in Suffolk Park(Byron Bay) in a quiet neighbourhood.
Rent as a complete villa for families(4 bedroom) or it is also available with only 1 or 2 or 3 bedrooms.
Only a short stroll to Tallows Beach to have a swim or a wander or even to just sit and watch the waves roll in while you soak up some sun. It is also an easy walk to the local shopping village of Suffolk Park where you can find a bite to eat at one of the restaurants, you can have a drink at the pub, hire a video, or even just get some basics from the supermarket.

For those into adventure sports there are surfing,skydiving, gliding,ultralight aircraft,snorkeling, scuba & kayaking available nearby.

Aaja's has 4 large bedrooms(including the studio) with crispy linen & fancy cushions.
Watch the birds from the spacious outdoor deck with NE aspect which catches the winter sun & tree shade in summer.

The house has a large kitchen, so if you so desire feel free to cook up a banquet for you and your family or friends. Aaja's is suitable for up to 8 persons and has 2 indoor living areas and 2 outdoor living areas, making this property ideal for a large family or 2 small ones. Downstairs is a studio. There are also a billiard table & table tennis for your enjoyment.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

The balance of rent and security bond must be paid by the date shown on your receipt. Keys will only be released when all outstanding monies have been received.
Any cancellation prior to 60 days arrival will incur an administration fee of $100. Should the booking be cancelled within 60 days of arrival, the full monies paid will be retained and all efforts will be made to rebook the property at the same tariff , if so monies will be returned less $100. All changes and cancellations must be given in writing.

TERMS & CONDITIONS

1. The premise is let to you for holiday purposes during the period stated on your receipt.
2. The number of occupants must not exceed the number of persons shown on your receipt.
3. The premises will be available from 2pm on the day of arrival to 10am on the day of departure. A $50 penalty fee will be charged for late checkout. The premises are to be kept clean at all times and left in a clean & tidy condition. Failure to do so will incur a charge for extra cleaning which will be deducted from the security bond.

6. All damages, breakages or losses to the property, furniture or furnishings will be paid for by the tenant and must be reported to the owners immediately. Loss of keys attracts a $25 charge.
7. The owners take no responsibility for the tenant’s personal property.
8. Strata title law must be observed. No person shall be guilty of conduct that causes a nuisance or disturbance to adjoining neighbours.
9. Tariffs are subject to change without notice. The tenant cannot hold us responsible for bookings if the accommodation is unsatisfactory on arrival , without prior inspection. The description of the premises by us is given in good faith and no responsibility for misrepresentation will be accepted.
10. Security deposits will be refunded within 7 days of departure, and sent by direct deposit to a nominated bank account. The security deposit will only be released in full provided no damages have occurred or extensive cleaning or excess garbage removal is required.
11. Noise/functions-Excessive noise and functions are not permitted as they can cause disruption to neighbours. In order to protect the tranquil lifestyle of the local residents for both their own enjoyment & for the enjoyment of our many visitors , Byron Shire has implemented a noise control system. All residents have access to the noise security hot line where they can report excessive noise that affects them. One complaint to the noise security hotline results in a warning & a $100 fine. Two complaints result in a fine & eviction with no rental refund!
12. A majority of the guests must be over 21years of age, with the exception of families with children.
13. Eviction, forfeiture of rental / Security deposit – The booking agent or owner reserves the right to evict tenants, forfeiting rental & security deposit payments if they are in breach of any of these booking conditions.
