You will be spoiled with a chef's kitchen fully equipped with everything you need to create special meals together. High end stainless appliances, juicer, ice maker, mixers, etc etc... The open concept living area allows friends and family to congregate at the kitchen bar and dining table while the chef prepares food. Loft ceilings and walls of glass opening to the waterviews allows for the Florida sun to welcome you to your vacation of a lifetime.

The freshly remodeled master suite has a walk-in closet, comfy queen bed with luxury linens, his and hers vanity, built in make-up mirror and hair dryer and a coffee bar. Wake up and enjoy a fresh cup of joe on the private balcony steps from your bed. The second guest room features another private bath with deluxe shower and a queen bed. The third bedroom has two twin beds.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

CANCELLATIONS – A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in.

An advance payment equal to 20% of the rental rate is required at time of reservation. The advance payment will be applied toward the rent. Please make payments in the form of credit card, traveler's checks, bank money orders, cashiers checks or personal checks payable to Another Keeper Charters. The advance payment is not a damage deposit. The BALANCE OF RENT is due upon arrival. A credit card must be placed on file for any costs involved with damage to the unit or it's contents. You will incur no fees to your credit card as long as:

a. No damage is done to the unit or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in the outside trash can, and soiled dishes are placed in the dishwasher.
d. All keys are left on the kitchen table and unit is left locked.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. NO Early check-in or late check-out.
h. The renter is not evicted by the owner (or representative of the owner), or local law enforcement.

7. MAXIMUM OCCUPANCY- The maximum number of guests per townhome is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed. OUR PROPERTIES REQUIRES A TWO (2) NIGHT MINIMUM STAY.

8. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate.

11. RATE CHANGES – Rates subject to change without notice.

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

14.HURRICANE OR STORM POLICY – No refunds will be given unless:
a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:

1. Any unused portion of rent from a guest currently registered,
2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

By making your reservation you agree to all terms and conditions mentioned above and give permission to to charge your credit card for the amounts mentioned above in our policies. You agree that all rental monies are non-refundable per cancellation policy above. You have read your rights to purchase travel insurance.
