Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Cancellations or date changes must be received in writing (mail or email) at least 60 days prior to arrival (90 days for holiday reservations) in order to receive a refund. No refund will be given on cancellations made less than 60 days prior to arrival (90 days for the Holiday reservations) unless we are able to re-book our condo for an amount equal to or greater than the original reservation rate and duration of stay. Every effort will be made to re-book the unit. All cancellations are subject to a minimum charge of 10% of the total rental amount

In order to hold your reservation, 50% of the total rental, assessments and taxes due must be received with 7 days of booking. For Holiday Season, the final payment is due 90 days prior to arrival. For all other rental periods, the final payment is due 60 days prior to arrival.

Rental Fee, Assessments, Taxes and Damage Deposit Terms: We accept traveler’s checks, cashier’s check, personal/business checks, money orders and wire transfers, in US Dollars only. Occupancy: Unless married, Renter(s) must be at least 25 years of age. All occupants of the premises must be closely and personally supervised by the Renter(s). The total number of persons allowed in the premises at any one time is restricted to the stated limit for the premises (infants may be excepted). Absolutely no house parties are allowed. Renter(s) are financially responsible for any damage made by any person present during the occupancy dates.

The premises shall be used for residential purposes only and Renter(s) shall peacefully and quietly occupy the same and shall not interfere with the rights of the other renter(s) or neighbors. Renter(s) shall permit no activities on the premises, which are contrary to any law, ordinance and/or any applicable Health and/or Fire department regulations, and/or Insurance Policy or Homeowner Association provisions. Additionally, Renter(s) shall comply with the Reservation and Cancellations and Policies and Procedures for occupancy received at the time of signing this agreement and also posted in the premises.

Absolutely no smoking and no pets allowed. Any evidence of smoking or pets will result in additional costs to renter and may result in immediate termination of stay without refund of rental fees.

Renter(s) agree to promptly report to Manager any mechanical, electrical, and plumbing or other problems with premises.

There will be a $50.00 re-entry fee for any lockout, payable at time of re-entry.

Owners and its agents have the right to enter and inspect the premises at all reasonable times to insure maintenance and safety of the premises.

Reservations made under false pretenses and/or violations of this occupancy section, including any evidence of smoking or pets on the premises, will cause forfeiture of entire rent and deposit money and immediate eviction of Renter(s).

Manager is not responsible for Renter(s) lost or stolen money or personal property or for property left by Renter(s) in the premises.

Renter(s) expressly agree that the owners and/or their agents shall not be liable for any damages or any injury to Renter(s), Renter(s) family or any guest, or to any of the personal property from whatever cause arising from occupancy of the premises by Renter(s). Renter(s) specifically agree to hold harmless, defend and indemnify the owners and/or their agents from any such damages and/or injuries, including court costs and attorney’s fees.

Check out is no later than 10AM (Mountain Time). Keys are to be left in the home unless otherwise instructed. There is a $25.00 fee per lost or non-returned key. All food and trash shall be removed from the premises and deposited in proper outside trash containers.
