Booking Cancellation Policy:
Should you need to cancel your stay after the contract has begun (see clause 6 above), the party leader must immediately advise us either by email or in writing.
Your notice of cancellation will only be effective when we receive it in writing at our office. As we incur costs from the time we confirm your booking and may be unable to resell your period of stay, the following cancellation charges will be payable.
Where the cancellation is shown as a percentage this is calculated on the basis of the total cost of the booking excluding amendment charges. Amendment charges are not refundable in the event of cancellation

The following booking conditions together with the general information contained in the website form the basis of your contract with Casa 10-11. Please read them carefully as they set out our respective rights and conditions
In these booking conditions the words ´you´ and ´your´ means all the persons named on the booking form including anyone who is substituted at a later date. ´We´ and ´us´ means Casa 10-11.
All bookings are made subject to these booking conditions
1. Making your booking
Once we have received your booking request we will, subject to availability, confirm your stay by issuing a confirmation invoice by email. This invoice will be sent to the party leader
Please check this invoice carefully when you receive it and contact us immediately if any information appears to be incorrect or incomplete as it may not be able to make changes later
We cannot accept any liability if we are not informed of any accuracies in any document within 5 days of our sending it out
2. Number of Persons
Please send us details of all the persons in your party with your confirmation. Only those whose name appears on the booking form may use the property. The number of persons, adults and children, must not exceed the number of sleeping places indicated on the website. The substitution of persons during the rental period is forbidden unless previously agreed
3. Arrivals
On arrival you must present confirmation details as well as your passport or identity card to us. Arrival time is flexible, early arrivals can be accommodated but your room may not be available immediately. Please inform us of late arrivals
3a Departures
The room/house must be vacated by 10.30am on the day of departure. You are welcome to use the other facilities at Casa1011 such as the pool and garden until you depart. All personal belongings and luggage must be removed from the rooms by 10.30am in order for us to prepare it for our next guests and may be stored in the lounge. A room will be made available for changing if possible
4. Payment
In order to confirm your stay a deposit of 25% of the full payment (€50 minimum, or full payment if booking within 56 days of departure) must be paid at the time of the booking
This deposit is not refundable in the event of your cancellation or failure to pay on time as set out below.
We must receive the balance of the cost of your stay not less than 8 weeks prior to your arrival or at the time of booking if this date has passed
This date will be shown on the confirmation invoice.
If you have not paid in full and on time we reserve the right to treat the booking as cancelled by you, In this case the cancellation charges as set out in clause 6 below will be payable
5 Security deposit
In the case of self-catering bookings, you must pay a security deposit of €250 with the balance payment before the start of your stay or at the time of booking if it is within 8 weeks of your arrival. The cost of any damage or repair or replacement to the property or to any items in and/or at the property or any service charges incurred by you or any member of your party, will be deducted by us from the security deposit at the end of your stay
If the security deposit is not sufficient to cover the cost of any damage caused or services charges incurred by you, you will be responsible for paying us any additional monies required immediately on request from us.
If no deductions are required your deposit will be refunded in full to you by bank transfer within 14 days of your departure from the property.
6. your contract
A binding contract between us comes into existence when the deposit has been paid. If you cancel the booking after payment of the deposit our normal cancellation charges will apply.
This contract and all matters arising out of it are governed by Spanish law. We both agree that the courts of Spain will deal with any dispute arising out of or connected with your holiday
7. The cost of your stay
We reserve the right to increase or decrease the cost of your accommodation at any time. The price of your stay will be confirmed at the time of booking subject to corrections of errors. We reserve the right to correct errors in both advertised and confirmed prices. We will do so as soon as we become aware of the error
Please note changes and errors occasionally occur. You must check the price of your stay at the time of booking
8. Changes by you
Should you wish to make any change to your confirmed booking, you must notify us by email as soon as possible. Whilst we will endeavour to assist we cannot guarantee we will be able to meet any such request. Where we can, an amendment fee may be payable together with any costs incurred by ourselves

10. Insurance
It is strongly recommended that you take adequate travel insurance. Please read your policy details carefully. It is your responsibility to ensure that the travel insurance cover you purchase is adequate for your particular needs.
11. Changes and Cancellations by us
Occasionally we have to make changes to and correct errors on our website descriptions and other details both before and after bookings have been confirmed and cancel confirmed bookings. Whilst we always endeavour to avoid changes and cancellations we must reserve the right to do so
If we have to make a significant change to or cancel your booking we will tell you as soon as possible. We will endeavour to offer you an alternative should a significant change or cancellation occur
We regret we cannot pay any expense costs or losses incurred by you as a result of any change or cancellation
Very rarely we may be forced by force majeure (see clause 12) to change or terminate your stay after arrival but before the scheduled end of your stay. This is extremely unlikely but if this situation does occur, we regret that we are unable to make any refunds or pay you any compensation or meet any costs or expenses you incur as a result
12. Force Majeure
We regret that we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by, or you otherwise suffer any damage or loss as a result, of force majeure. In these booking conditions ´force majeure´means any event which we as the supplier of the services in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire, theft, loss of electrical and other services and all similar events outside our control
13. Our liability to you
13.1. We promise to provide your accommodation with reasonable skill and care. We do not accept responsibility if any death, personal injury, failure or deficiency of your accommodation arrangements is not caused by any fault of ours. When we talk about fault, this means failure by ourselves to use reasonable skill and care in performing or providing the service in question. Please note that it is your responsibility to show that reasonable care and skill has not been used if you wish to make a claim
We will not be responsible for any injury, illness, death, loss damage, expense, cost or other sum or claim of any description whatsoever as a result of any of the following
1.The fault of the person(s) affected or any member(s) of their party or
2.The fault of a third party not connected with the provision of your accommodation by us which we could not have predicted or avoided or
3.An event or circumstance which could not have been predicted or avoided even after taking all reasonable care (see clause 12)
In addition we will not be responsible where you do not enjoy your stay or suffered any problems because of;
1. a reason you did not tell us about when you booked your stay or where any problems you suffered did not result from any breach of our contract or other fault of ourselves or
2. any losses expenses costs or other sums you have suffered relate to any other business not connected to us
or
3. because you simply did not like your accommodation when there is no specific breach of contract
or
4. the actions of other guests staying at the property
Please note that we cannot accept responsibility for any services that do not form part of our contract. This includes for example any additional services or facilities any other supplier agrees to provide for you
13.2 The promises we make to you about the accommodation we provide or arrange as part our contract and the laws and regulations of the country in which your claim or complaint occurred will be used as the basis for deciding whether the accommodation in question has been properly provided.
If the particular accommodation that gave rise to the complaint or claim complied to the local laws and regulations applicable to the accommodation at the time, the accommodation will be treated as having been properly provided.
This will be the case even if the accommodation did not comply with the laws and regulations of the United Kingdom which would have been applied had that accommodation been in the United Kingdom
13.3 We limit the maximum amount we may have to pay you for any and all claims or parts of claims that do not involve personal injury, illness or death. Except where the loss of and/or damage to luggage claims or personal possessions is concerned or a lower limit of liability applies to your claim, the maximum amount we will have to pay you for such non personal injury claims if we are found liable to you on any basis is twice the price of the accommodation costs, excluding insurance premiums and amendment charges, paid by, or on behalf of, the person affected. In total this maximum amount will only be payable where everything has gone wrong and you or the person affected has therefore not received any benefit at all from your stay
13.4 Where we are found liable for loss and or damage to any luggage or personal possessions (including money) the maximum amount we will have to pay you is €35 per person affected as you are assumed to have taken out adequate insurance at the time of booking
14. Complaints and Procedures
In the unlikely event that you have any reason to complain or experience any problems with your stay, you must inform us immediately. Any verbal notification must be put in writing and given to us as soon as possible
Until we know about a problem we cannot begin to resolve it. Most problems can be dealt with quickly.
For all complaints and claims which do not involve death, personal injury or illness, we regret that we cannot accept liability if you fail to notify the complaint or claim entirely in accordance with this clause
15.Behavior
You accept responsibility for the behavior and any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct to us at the time. If you fail to do so you will be responsible for meeting any legal costs we incur in full in recovering payment from you
We expect clients to have consideration for other people and not cause any excessive noise or nuisance to other guests at the property. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset, or distress to any third party or damage to the property or in any way damage the reputation and/or goodwill of the owner and business, we are entitled without prior notice to terminate the occupation of the persons concerned. In this situation the persons concerned will be required to leave the accommodation immediately. We will have no further responsibility towards such person. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination
16. House Rules;
We try to keep the rules to a minimum, but experience has shown that is a need for certain rules to be imposed so the following rules apply at all times
16.1 In the house;
There must be no excessive noise or disturbance after the hour of midnight regardless of whether or not you are the only party at the property (please see clause 15)
Music must not be played too loud at any time, especially in the pool area
Children must be well behaved and not allowed to run riot in the property, please do not allow them to touch or play with ornaments, plants, damage books or property, or cry excessively especially at night when sound travels. Please ensure all house games are returned complete
Please ensure that the shower curtains remain in the shower tray and water is not allowed to leak onto the floors as it will come through the ceilings into the rooms below
Please do not put any sanitary towels or other items such as nappies into the toilets, especially in the master suite as this causes the pump motor to seize up. Please use the bins provided
If you intend to leave the property very early in the morning or arrive late at night, please leave your car outside the gates and enter or vacate quietly so as not to disturb other guests.
Please respect the security of the property and do not leave the house or courtyard doors open at any time. Not only do we want to keep burglars out, we also want to keep cats and dogs, and flies out!! Please take your keys with you and use them to enter the property
Please also keep the main gates of the property closed at all times and do not allow access to anyone not in your party without permission from the owners
As in most properties in Spain, the electricity supply can be erratic. In order to help, please turn off lights and all electrical equipment when you leave the rooms.
Air-conditioning and heaters. Please do not leave the air conditioning running when you are not in the rooms or overnight. The air-con units are very efficient and cool the room very quickly, but also excessive use will cause the loss of the electricity supply. Please do not put items on top of the heaters when they are on as this constitutes a fire hazard
16.2 In the garden and pool
Please note; for safety reasons the pool is closed from 11pm to 10am and you are not allowed to enter the pool when under the influence of alcohol or drugs at any time
Please do not allow children to throw gravel at the cars or in the pool
The pool is there for you to use, but If other guests are relaxing by the pool please, do not jump in and cause them to be splashed or disturbed. Please respect their peace and refrain from excessive noise or behavior
Please use the shower before going into the pool, creams from the body cause a greasy mark to build up round the pool and oil to float on the water, ugh!
Please do not take glass or breakable items in the garden and pool area
Please do not throw items in the pool which may clog the filter and prevent the pump from working
Please do not add chlorine tablets or any chemicals to the pool. The pool has a salt-water filtration system and the addition of chlorine will counteract the effect of the salt and alter the PH levels.
Please feel free to pick and use the mint and rosemary bushes, but leave all other flowers, plants and fruit alone
and please please please, do not use the pool as a toilet, there are pool toilets close by, please use them, children and adults alike. And please make sure your babies have watertight nappies or appropriate swimwear. If accidents occur, it will be necessary to close the pool and sanitize the water, which may put the pool out of action for 2 days minimum
17. Special request s
If you have any special requests, please advise us at the time of booking. Although we endeavor to meet any reasonable requests we regret we cannot guarantee all requests will be met. Failure to meet any special request will not be a breach of contract on our part. We regret we cannot accept any conditional bookings i.e. any booking, which is specified to be conditional on the fulfillment of a particular request. All such bookings will be treated as standard bookings subject to the above provisions on special request
18. Medical problems
If you or any member of your party has any medical problems or disability that may affect your stay, please tell us before you confirm your booking so that we can advise as to the suitability of the chosen arrangements. In any event you must give us full details in writing at the time of booking. If we reasonably feel unable to properly accommodate the particular needs of the person concerned, we must reserve the right to decline their reservation or if full details are not given at the time of booking, cancel when we become aware of these details
19. Passports visas and health requirements
It is your responsibility to ensure that you are in receipt of all necessary travel and health documents including passports and visas where applicable before departure. You must pay all costs incurred in obtaining such documentation If you or any member of your party is not a EEC member you must check your passport and visa requirements with the embassy or consulate of the country to or through which you are intending to travel
20. Casa 10-11
Please note that the property is not a tourist structure such as a hotel residence etc but is a private dwelling. Being such there is no standard or categories that are internationally recognized. Indeed it reflects the architecture and furnishings, the local traditions and the personal taste of the owners and the area. This is precisely the type of holiday that we offer, the chance to partake in the culture of the area chosen, living for a few days or weeks in the same surroundings as an inhabitant world. We cannot exclude the possibility that these differences can sometimes result in minor inconveniences or lack of specific facilities due to the special nature of the property but we cannot accept these as complaints
Please note that our rooms do not have individual TV',s or radios and some may not have tea making facilities
Please also note that there may be other guests at Casa 10-11 during your stay, and that there may be events such as private parties, line dance classes or poker club meetings taking place in the bar and function room. You may not have ecxclusive use of the garden and pool area.
