Atholdene Guesthouse provides bed and breakfast lodgings accommodation with the convenience of a private car park at the rear of the guest house.

Within walking distance, to the delights that Inverness has to offer, The Castle, The River Ness, Eden Court Theatre & The Floral Garden are just a few. Also on our door step there is a wide variety of good quality restaurants offering meals to suit all tastes.

Some of the best that Scotland has to offer is on our doorstep and we will do our best to help you experience it.

Within a short drive or bus ride you can be Nessie spotting on Loch Ness, re-enacting the Battle of Culloden or even taking the Famous Steam train that Harry Potter took to School!

The Guest House accommodation consists of a variety of Single Rooms, Twin Rooms, Double Rooms, and Family Rooms.

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

We have a free cancellation policy, subject to you providing us with 48 hours notice prior to midday on the day of your arrival. If less than 48 hours notice is given we will charge the full value of the stay, unless we can resell the rooms.

Group Bookings Cancellation Policy
A group booking is 3 or more rooms. To secure your group booking we require a 50% non-refundable deposit in advance. We require one week's notice of any cancellation (full or in part) prior to midday on the expected date of arrival. We are aware that cancellations are often unavoidable and if we can fill your rooms again, then any charges incurred from your cancellation will be dropped.

Failure to advise of your cancellations or a 'no show' will result in full payment to the value of the original booking.

The rates include service, tax and full cooked breakfast and use of Private car Park. Please contact us for confirmation of rates as discounts may be offered at certain times of the year according to availability. During High season, and special events we accept minimum two night bookings.

Rooms will be available from 3pm, latest check in is 9pm, on your date of arrival, check out on day or departure is at 10am. However, you may arrive earlier, and check out later by prior arrangement.

To secure your accommodation we ask that you please forward your credit card details, as these are merely to secure the booking there will be no charge made.

Loss of or failure to deposit keys on departure of stay will result in a £25.00 charge.

Any damage caused to our property will result in a charge to the guests’ credit card.


Smoking is strictly prohibited throughout the premises; if it is found that a guest, or a guest’s visitor, has been smoking a charge will be levied to cover professional cleaning costs of the room.
