La Provence is a beautiful 2 story 3,000 SQ FT vacation villa, filled with light and volume. It has 4 bedrooms, 4 bathrooms, high ceilings in the living area and warm Spanish tiles throughout. This villa is perfect for entertaining with its built-in bar and gorgeous views of the pool, patio and intercostal.
It is perfectly located in Eastern Shores which is a 3 minute drive from the beach, 5 minutes south of Aventura, and 20 minutes north of South Beach. The interior design is cozy with modern furniture it can easily accommodate 10 guests.
The formal dining room is great for entertaining and the gourmet kitchen has been fully renovated with top of the line appliances and warm wooden cabinets.
On the first floor you will find the spacious master bedroom which has a beautifully renovated marble bathroom, a large stand up shower and bathtub. The lovely sliding doors open directly to the pool which has breath taking views.
On the second floor you will find 2 bedrooms with a semi-ensuite which has a bath and a shower. The 2 bedrooms have beautiful wooden floors.
the first room you will find a comfortable queen size bed and in the second room you will find 2 twin size beds.
La Provence is situated in one of the most exclusive gated communities in Miami. This location offers the best of everything, great restaurants, shopping centers and grocery stores.
This villa is ideal for large families, it provides plenty of entertainment areas, inside and out, beautiful pool, nice boat dock if vacationers desire to rent a yacht, or simply an ideal spot to fish.

No motorcycle groups are allowed in the properties that we rent.
Vacationers are not allowed to have any parties or gatherings in our properties.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

Should you need to cancel your reservation more than 61 days prior to your arrival, you will receive a full refund.
Should you need to cancel between 31 and 60 days prior to your arrival, we will keep 50% of your deposit.
Should you need to cancel between 15 and 30 days of your arrival, we will keep 100% of your deposit.
All cancellations that occur within 14 days of arrival, 100% of your rental payment will be kept.


Please bear in mind that the rates we provide to you are time sensitive and we will only be able to guarantee them for a period of one week. Also, please note that availability can change very rapidly and availability will not be guaranteed unless your reservation is confirmed. A property is considered reserved ONLY when a reservation deposit is received by Miami Habitat, Inc by cash, cashier’s check, credit card, or bank transfer. To secure your reservation, a payment of $1,500 in U.S. funds must be received

Once we receive your payment, your reservation is secured for the requested dates. Your rent payment is due 30 days before the arrival date by credit card or bank transfer. If the reservation is made less than 30 days in advance, the rent and the deposit of US $1,500 must be paid in full at the same time. After arrival, the reservation deposit of US $1,500 becomes the security deposit. The security deposit is not part of the rent. The security deposit is refundable, assuming that the house t is returned in the same conditions as when received. The refund will be credited to your account within 10 business days of your departure in the form of a check or a bank transfer.


It is the vacationer’s responsibility to review the property description and pictures provided on the website. The description and pictures on www.MiamiHabitat.com are up to date and accurate. By accepting and reserving a property through Miami Habitat, Inc, the vacationer agrees and accepts the property as shown on the website. Actual furniture may be different than the ones featured in the property description. These changes, if any, are not material and cannot be considered grounds for cancellation of this contract. If, for any reason, your property becomes unusable before or during your stay, Miami Habitat, Inc. reserves the right to move you to another unit within the same building or to relocate you in a similar or better unit.

Vacationers acknowledge that the walk trough will be performed by the owner of the property (or its agent) rented and the security deposit will be in the owner’s possession. Should any issue relating to this security deposit rise, it will have to be solved directly with the owner or its agent Miami Habitat bears no responsibilities in the refund of the security deposit and therefore cannot, in any way, be attracted in any financial disputes between owners and vacationers. It is strongly suggested that vacationers be very attentive and detailed when performing walk through at arrival and departure from vacation rental properties.
It is understood that should the security deposit not be sufficient to cover damages to the property due to vacationer’s actions, the vacationer will be held fully responsible. The owner reserves the right to sue if damages exceed the amount of the full security deposit. Miami Habitat reserves the right to charge your credit card if the balance due is not received by vacationers upon arrival, or for any long distance telephone charges, or damage caused to the property by the vacationer(s) and/or their guests.


Please let us know your estimated arrival time by phone and/or by email at least 72 hours prior to arrival time so that an agent can meet you at the property to deliver keys, show you the property, and perform a walk-through of the unit.


Check In time is at 3:00 p.m., Check Out time is at 10:00 a.m. Should the vacationers fail to vacate the rented property at the proper time, Miami Habitat will charge the vacationers with the cost of an extra night at the rate of US $500 deducted from the security deposit.

The property can be used for RESIDENTIAL PURPOSES ONLY. The Vacationer and anyone in the property must respect all laws and restrictions that apply on the premises. Our properties are all NON SMOKING (entire security deposit will be withheld if this rule is violated). Each vacationer agrees to obey and follow all the rules that correspond to the specified property. Should vacationers disrespect owner’s rules and regulations as well as rules and regulations by the City of Miami Beach, Dade County and The State of Florida (including smoking restrictions), this contract will be terminated, all payments will be forfeited, and vacationers will vacate the property immediately.

In addition, the vacationer CANNOT request additional services at the property which is being rented (extra cable channels, satellite, Internet access, etc.). If a vacationer does not comply with this policy, Miami Habitat, Inc. reserves the right to charge a US $500 administrative fee from the security deposit. If these services are needed, please specify this to your vacationer service agent at the time of the reservation so they may accommodate you accordingly.

Only guests registered with Miami Habitat may occupy the rented property. No other guests are permitted inside the unit, or to stay overnight in the rented property without the prior written permission of Miami Habitat. The number of occupants cannot be more than the stated amount as mentioned in the reservation confirmation. Miami Habitat Inc. reserves the right to immediately terminate the contract and retain any and all payments if the amount of persons occupying the property exceeds that expressed in the reservation confirmation. Only guests that are listed in the Client’s Information form (Form C1) are allowed to stay at the property. Should any new guest(s) desire to stay in the vacation home, they need to be approved by the owner or its agents. The number of occupants that can legally occupy a single family home is strictly regulated by local ordinances. Tenants are fully responsible for their guests who may enter upon the rented property.

The Vacationers will indemnify Miami Habitat and save it harmless from and against any and all claims, actions, damages, liability and expense, including attorney's fees and costs, in connection with loss of life, personal injury, and/or damage to property arising from or out of the occupancy or use by Vacationers or his/her guests of the Premises or any part thereof, occasioned wholly or in part by an act or omission of Vacationers, its agents, contractors or employees.

The owner, its agents or its contractors shall have the right to enter the property at any time in order to show the property (applies if the house is for sale), add, remove, or replace any furniture in the vacation house, and to clean, maintain, repair, and perform necessary work to respond to any kind of needs and emergencies without asking prior approval to vacationers, although MiamiHabitat will always try to give 24 hours prior notice. Vacationers cannot interfere with this right; if they decide to do so, the vacationer will agree to pay US $ 500 per offense. This amount will be deducted from the security deposit. Authorized agents & contractors include, but are not limited to: vacationer service agents, pool maintenance & repair technicians, gardeners & landscapers, exterminators, and general contractors. Should an emergency occur at the property, the property owner or its agents will try to give a prior notice whenever possible and will proceed to repair necessary items at reasonable hours. The owner or its agents may also enter premises at any time for protection of the premises.

If the property that you are renting is on sale and the sale transaction occurs before you arrive you will be relocated to another property of similar or better category.

Vacationers are not allowed to have any parties or gatherings on properties rented through Miami Habitat, Inc., unless expressively authorized by the property owner in written form. Should any vacationer fail to obtain authorization to have a party or gathering, and as a result neighboring vacationers complain, then the property owner has the right to terminate the rental contract immediately and any monies paid by vacationer shall be forfeited.


Vacationer covenants that on paying the rent and performing the covenants herein contained, vacationer shall peacefully and quietly have, hold, and enjoy the demised premises for the agreed term. Your neighbors are entitled to the same tranquility. Vacationers agree that they will refrain from making loud or bothersome noises and disturbances, that they will keep down the volume of their music and broadcast programs at all times so as not to disturb other people’s peace and quiet. For that reason, NO MOTORCYCLES are allowed. You cannot bring your own or rent a Motorcycle and bring it in the vicinity of the property.


Furthermore, should any violation or fines occur as a direct result of a vacationer’s activity, such as, but not limited to: excessive noise, conducting business, filming movies, etc. without the proper authorization/permit of the city and the owner in writing, Miami Habitat, Inc. reserves the right to terminate this contract and forfeit all monies paid. In addition the vacationers will be liable to pay any related fines, as well as any legal fees that Miami Habitat, Inc. or the property owner should incur due to such violation.
