In Oia, Santorini, Greece, we have renovated traditional cave houses with a majestic view to the caldera. At night the constellation of Corona Borealis can be seen at its zenith right above us, so we decided to name the houses after the constellation. Living here, the magnificent view to the caldera from the large balconies and the sunlight create a beautiful scene during the day, while at night the night sky enables dreaming to its maximum.

The location is in the center of the village of Oia (15 km from Santorini airport and 20km from the port), following 54 steps down towards the small port of Armeni.

The villa complex is composed of two levels with a cave house in each level and a small unit in the upper level. All houses and units include a fully functional kitchen with cooking utensils provided, a fridge, two stove tops, a king or queen size bed that sleeps two persons. The cave houses include an extra double convertible bed each. The houses are constructed in an open plan arrangement

Nearby beaches are the port of Armeni, following the steps outside the house down for a 10 minute walk, the beach of Baxedes, a five minute drive from the village and the port of Ammoudi, following the steps from the castle of Oia down to a total of 15 minute walk from the house. There are also frequent buses to the capital Fira from the bus terminal of the village. Typical activities include sailing to the volcano and the caldera, hiking the paths across the caldera, snorkeling and diving.

Agreed together and accept the following:

1. The first tenant leases with this contract to the second party an apartment (house) located in Oia Santorini consisting of a single room and a bathroom.

2. RENT The rent is fixed at the sum of ……. The rent is agreed to be paid at the end of the lease at the residence of the Lessor. The payment of the rent is established only with written proof of the Lessor. The parties consider the rent lawful and proportionate to the rental value of the property and waive any right to challenge it.

3. DURATION The duration of this lease is …………………. Starting on …………… ending…………..

4. USE The lease shall be used as the residence of the lessee. Strictly prohibited any change of use of the lease and sublease in whole or in part or in any way with or without consideration, grant the use of the property to third parties or other persons shared without the written consent of the Lessor.

5. RECEIPT The tenant receives the lease after careful examination and found it convenient, in excellent condition and perfectly suitable for his purposes.

6. GOOD USE The Lessee is obliged to make good use of the property and to maintain it clean and decent.

7. RETURN OF THE LEASE At the end of the lease the lessee shall return the lease to the Lessor at the same perfect condition he received it.

8. PHYSICAL DAMAGE AND THEFT The lessor does not hold any responsibility for any potential physical damage, injury or theft of the lessee or his company during their stay at the residence. The lessee understands that he cannot make any claims as such and quits his right in such completely and unconditionally under any legislation of the country of the lessor or the lessee.

9. PROPERTY DAMAGE The lessor has the right to claim reimbursement for any damage caused to the property by the lessee during his stay up to one week after the departure of the lessee.


This contract was read and accepted by the parties, signed by them and everyone has a similar copy, a fee will be deposited by the Lessor in the Economic Tax Office, within the statutory period.
