Sunblest Beach Retreat is located on the absolute beachfront of Tallow Beach, a 6km sweeping surf beach stretching from the Cape Byron Lighthouse to Broken Head.
Sunblest is architect designed and fitted with all mod cons and appliances for an absolute luxury holiday. The house has been designed for families or groups of friends to relax in style but still enjoy privacy within the various living and dining spaces.
Sunblest is situated directly behind a rainforest sand dune, less than 50 metres along a private track to the beach. Just 5 minutes away by car is the Byron town centre.
And only 5 minutes walk away is a range of local services, including Pub/Bistro, Bakery and Minimarket. Or why not ride your bicycle into town along the path between the beach and the Tallows Creek nature reserve?
Sunblest is a family house that comfortably accommodates 8-10 adults or up to 12 people including kids, without being cramped for space. There are 4 huge bedrooms, each with their own fully equipped en-suite bathroom. That's privacy!
The two master bedrooms feature luxurious king sized beds. Another bedroom comfortably accommodates both a queen bed and king-single bed. And the fourth bedroom features two bunks, one with 2x single matresses, and the other with separate single and double beds.
Quality linen, towels and beach towels are provided.
Sunblest has a home cinema/games room (with Nintendo Wii, free wireless internet and Austar cable TV). There are 5 flat screen TVs throughout the house.
There's a large main dining room easily seating 10 people, separate breakfast bar, a huge chef’s kitchen (with quality European appliances), outdoor BBQ and a fully equipped laundry.
There's a huge family lounge plus private zones inside and out. Upstairs is another spacious covered entertainment and dining area with stunning views to the Byron Hinterland to the west and the relaxing roar of the surf behind the pool to the east.
The mood of Sunblest is elegant and sophisticated. If you enjoy modern design, clean lines and understated style, you will love this house. Floor to ceiling glass sliding doors ensure the house is bathed in light all day. Of course, there is air-conditioning too, but the high ceilings, louvered windows and ceiling fans will invariably keep you comfortable.
There is a grassy central courtyard and built-in BBQ area under a pergola. On the beachside is another grass recreation space adjacent to the tropical pool and sun lounges. At night, the amazing tropical Pandanus trees are uplit and floodlit.
The pool has an in-floor cleaning system, self chlorinates and is automatically topped up from underground water tanks. It is fully safety fenced.
And Sunblest is surrounded by gates and fences, so kids can play safely while parents relax.
The property is protected by a state of the art Bosch electronic security system with back to base monitoring.
As Sunblest is located in a quiet residential area, loud music and parties and not permitted. The house is not available for 'Schoolies'.
Bookings for a duration of less than one week may be considered closer to stay date during off peak times.

Policies

In order to avoid fraud, only make prepayments (reservations or deposits) using a credit card (or any other card that does not require a PIN number for online purchases) or PayPal. Never make an advanced payment using cash, checks, money orders or bank transfers. Learn why.

A Deposit of 50% non refundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full 21 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.

Cancellation if caused by the client: monies paid are not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then an AU$500 cancellation fee will apply.

The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

Standard Terms and Conditions of Temporary Holiday Accommodation

To maintain an exceptional standard for our guests we require certain conditions to be complied with. We appreciate most people will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees may apply for additional guests not agreed with the owners in advance, or if in excess, you may be evicted without notice.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenants' responsibility during their stay.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10:00am, to allow time to prepare the property for our next guests.

The property is located in a residential area. Disturbance to our neighbours, including excessive noise, is prohibited. Our property is a member of the Holiday Letting Organisation and adopts their stringent noise and neighbours policy. This means no noise or behaviour unacceptable to neighbours 24/7. No noise between 10pm to 8am. (Noise means any sound that can be heard from neighbouring properties that disturbs their peace and quiet.) Tenants must not create any noise on arrivals and departures throughout their stay. (This means no one in the neighbourhood is woken by any means.) An AU$100 deduction will be taken from the security deposit with each security callout to the HLO security hotline +61(0)2 66266 88. After one warning for noise, tenants may be evicted with no refunds.

An AU$1,000 Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared etc.

All Manchester (linen, bathroom towels and beach towels) are supplied for your use while staying at Sunblest.

Pets are not allowed unless specific arrangements have been made in writing with the owner.

Loss - the owners take no responsibility for the tenants' personal property.

Cleanliness - all wet areas should be tidy and cooking areas clean on departure. Any final use dishes should be stacked in to the Dishwasher and a cycle run. The BBQ must be as you find it.
Linen should be left 'as-is' on each bed, and used towelling on the floor in each bathroom.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
